The East Mountains — Tijeras, Edgewood, Cedar Crest, Sandia Park, San Pedro, and the surrounding foothill communities — is New Mexico's clearest well-and-septic country: piñon-juniper forest, large lots, no municipal water or sewer, and a housing stock that depends entirely on private systems doing their job correctly.

The permitting difference that catches people off guard

Bernalillo County is the only county in New Mexico with its own onsite wastewater ordinance, and it applies specifically to unincorporated areas of the county — which covers most of the East Mountains outside the Village of Tijeras itself (Tijeras is incorporated and permits through NMED instead). If your property is in Edgewood, Cedar Crest, Sandia Park, or San Pedro, you're almost certainly permitting through the county ordinance, not NMED directly. Getting this distinction right at the start of your project avoids filing with the wrong office.

What the terrain means for your system

East Mountain lots commonly sit on decomposed granite over harder rock, with depth to bedrock and percolation rate shifting noticeably even across a single large parcel. On rockier sites, an engineered or alternative system is often the more realistic answer than a conventional drainfield. Elevation matters too — at 6,000 to 7,000+ feet, frost depth is deeper than in the valley below, which affects how deep tanks, pipe, and risers need to be set.

Wells and septic, coexisting carefully

Nearly every East Mountains property runs on a private well, which makes well-to-septic setback distances and proper system placement especially important during design — not just a permitting formality, but genuine protection for the water you drink.
